@Jonathan Klemm long term i'd like to be by the lake so I'd like to venture closer to the Lakeview East area, especially if I do a live-in flip type deal where I'd be living there for at least 2 of the 5 years after purchase. 

I’m in the east county area. 

We are a direct private lender headquartered here in Maryland but lending up and down the East Coast and out to the Midwest.

It’s a larger house (3500 sqft. 5 bed), but is secluded, private, centrally located, and sits on nearly 3.3 acres of the East Bay Hills, with open space as far as the eye can see outside.

As has been mentioned, location doesn't really matter, especially on the East Coast where unique 1031 regimes are rare at the state level.  

I'd put less down and put cash towards new construction in urban core like olde towne east, king Lincoln, Southside columns ohio 

I'm not super familiar with the real estate market in Couer d'alene like I am with East Idaho or even southern Idaho or the Treasure valley.

I had a great CPA on the east coast where I used to live but I am hesitant to do taxes remotely.
