I live in the RTP area and have been here since 2013, I am interested in SFR and Multi (4 or fewer doors).

I've owned the other Indy Class C#1 for a year (RTP 0.88%) and Indy Class C#2 for 4 months (my buyer's remorse purchase, will either rent it out after repairs are done or possibly sell and cut my losses) so I haven't seen a property tax increase yet.

The rent to price ratio here almost matches the RTP ratio of the C class areas but the main trade off you experience with access to better tenants is that the taxes are higher. 

Combine that with I believe an uptick in rental pricing--- we lead to a tighter RTP.

Live here, though.I'm deep in the RTP area, too, investment wise.

All of this is local & regional, but for sure we know the RTP and affordability crisis are probably at their worst points.

RTP is really peculiarly located as is Duke.

None of this was REI, some was primary residences(that wouldn't have RTP well on entry but by selling or moving out was very ITM).
