Not when I can build a home and 9 months later sell it and make 100k even after tax thats 60k and basically a double your COC so rentals at small deltas just dont really do it for us except tax breaks but I dont like to let the tax dog wag the tail.

And you create a situation where you are totally dependent.For most people in the US OOS investing does not make sense, the economic delta is not large enough to justify the additnal cost and management burden. 

What starts out as a delta ( wrapping the underlying and taking in the difference) started to break down ..

I tell every Chicago investor who calls me about Milwaukee to stay in Chicago - the economic delta is just not big enough to take on the remote cost and efficiency burden.

@Delta Smith Hi Delta, well it's actually too early for me to have any numbers just yet, b/c they have to build the new hotels.

I learned the hard way that going with Moen/Delta/American Standard, well known reputable brands for showers & faucets.

The truth is we have plenty of water with the highest mountains in the lower 48 with massive snowpack most years yet most of the water is dumped out the Sacramento River delta into the ocean due to politics.

Those losses can be substantial, by the way within an HVAC system-Again I doubt these technologies would hold up under scrutiny within a court of law because all it takes is one person with even a basic grasp of principles of engineering and you’d find an easy 10+% delta in these systems’ measuring abilities.

I have seen this work in high priced markets like San Jose Ca.. where the property owner is a very wealthy business person with no time for rentals and the person they sublet to is close t them either friend or bizz associate and will work the property to make  the delta as the owner just does not want to mess with day to day and there is extreme trust.The other thing I have done personally is with the insurance companies ..
