Sellers are notorious for not communicating any changes in their unit counts to avoid paying taxes.  

You can view their review counts to give you a rough idea on the bookings and note what their weekend/weekday pricing is to give you another form of comp.

Of course we are the largest brokerage by agent count also. 

I recommend waiting until your unit count is higher.  

But @Garrett White and I are shifting our focus to larger unit count properties.

Most voucher recipients only look at the bedroom count when making their inquiries.

Yes check with the county to make sure permits were pulled for the addition.Make sure this is permitted to be a STR with the bedroom count you expect.Something may be unpermitted if they still have a 2 bedroom septic tank.

Unless maybe that is counting people's $1M residences. or average price of homes in Austrialis is probably 1 mil or more. at least in the big cities
