IE commerical/SFR/MF/industrial etc etc.

And its also why most commerical loans are not regulated.

I'm not particularly interested in a commerical loan at this time.

Your in the club espeically MF.. if you get teh license and can work for a commerical brokerage you are going to get looks at deals WAAAAY before most of the public.. heres how it goes in commerical brokerage.. first the agent trys to sell to his clients.

I think the first thing to do is explore commerical real estate vs residential.

Most people want bigger or smaller due to commerical financing 

My biggest advice is to start investing where you have a good network of people you know like and trust...this especially holds true if you will be investing out of state.While it's not impossible to go straight to the commerical I personally found it easier to start in the residential world and then make my way over to commerical multi-family. 

And I am talking about owner occ conventional loans not commerical or PML or HML for those those of us that do it and take the associated risks we earn every penny LOL

my self I have  been with my same commerical Banker for over 30 years without him I would not have made it through 08 to 2011.. loyalty is key,that said I have borrowed from one other commercial bank as well. my loan facilities are not what most are doing.. they are land and development loan and vertical .. and a few commercial buildings..

Wanted to see how others are marketing their commercial units to find potential tenants? Are you doing it yourself? Or have you hired a team to do it? Would love to hear what's worked recently.
