💡 Noticing any shifts in buyer demand that affect your strategy?

I have REPS by actively and materially participating in my rental property portfolio, and also work as a real estate broker full time (1099 collecting commissions through a single member/purpose LLC) from buildings I sell.My losses from my rental properties (LLC #A) largely offset any federal and state taxes from my brokerage business (LLC #B).

Enough to make it a full time business? 

If you had to start over today with limited resources, what strategy would you focus on- Would you start with house hacking, BRRRR, wholesaling, or another strategy?

I completely agree that having a clear strategy before buying is crucial—land investing isn’t a one-size-fits-all game.

If you're wanting to use leverage to buy more properties, then once your credit is around 680+, one strategy would be to cashout refi your current property at around 50% LTV.

Access to a heloc definitely makes more sense if you are doing a BRRRR strategy or flips, but neither are a sure thing.

@Zhenyang JinIf your LLC includes you and your business partner, yes you should file a 1065 partnership tax return.
