The rep also does clean checks I think every three months to ensure the property is being well maintained.The only thing I would make sure you put in the contract is no bikes on the carpet as most missionaries ride bikes then store them inside so they do not get stolen and when they park them on carpet it can be a mess and a half. 

Leave a ladder, grill or anything of value in your yard and it'll get stolen. 

I also invest in stocks but I missed the  opportunity with Bitcoin and NVDIA.

If there’s a fire and all your tenants stuff gets soaked in a pipe burst, stolen, or burns up, it’s all gone.As mentioned above, there is zero reason for an insurance company to pay you if you make a claim on a property with homeowners insurance and you’ve been renting it out to living there.

I have heard of horror stories about peoples money getting stolen by shiester intermediaries who accept the funds but never pay out.

And if an incident occurs, such as stolen packages, I can provide the tenants video of the theft.

The one with the record said he was not aware of it, but explained that it was from money orders for rent getting lost/stolen in the mail and needing to be replaced.
