I use an app called Handyman Calculator it has a list of calculators you can use to help figure things out like Carpet Calculator, Deck Calculator, Drywall Calculator, Insulation Calculator, Laminate Flooring Calculator, Paint Calculator, Roof Calculator, Siding Calculator, Spray Foam Calculator, Stairs Calculator, Tile calculator, Wall Framing Calculator, Wall paper Calculator, \Then I use Home Depot for pricing.

Then just pay to have it sprayed using BEHR acrylic-alkyd enamel paint. 

The biggest ticket items were the demo/ rebuild of the back end of the house & re-pouring the patio ($6k), the HVAC system (ductless mini-splits $8k), drywall & paint ($4k with materials included), and the spray foam insulation which I did on the roof and exterior walls of the building ($2,900).

His reason being that garage door maintenance ("spraying the tracks with WD40" which I learned you should NEVER do) is considered regular property maintenance and because we did not do that, some of the liability will be on us. 

I assign spaces at my fourplex with simple mailbox numbers on the fence in front of the space, but I think a stencil and spray paint would work on the stop bar as you mention. 

@Jarred Jones you do not need to live there until you meet a certain equity.

If not spray foam the walls at ~$2 a sq ft.

Having them do lawn care is fine, but I would still hire a service to spray for weeds.

Doors will be removed, sanded, spray painted, and reinstalled.
