How much emphasis should I as a teen that envisions myself doing real estate investing put on formal education?

If this is sexy to you then so be it but the stuff does not belong in a business forum.

I don't know how old this guy is but most people that experience psychosis usually have their first psychotic break in their late teens/early 20's, often when they leave home and face the stress of school.

Alternatively there are markets like the Midwest where you can find and buy low price value-add properties that once stabilized (which has its own risk profile) generate cash flow in the teens if not higher on an all-in basis.

Yes, being a debt free millionaire is way better than being bankrupt, and living a monastic lifestyle sure beats being a drug addict or a prostitute, but going bankrupt and losing everything because he got burned using high interest 90 day loans with no guarantee of renewal like Dave did, then declaring that all debt is bad because of this and saying that 30 year fixed rate loans should be avoided, is like someone who goes out with an ex-con member of a biker gang - gets sexually assaulted by the gang - and then declares that sex is bad and no one should have sex.  

I lived with my mother and brother next door and we caused way more wear and tear as a pissed off teen, bored child, and a smoker.

A big one for me is not the "why".. but the "if not".If I do not hustle and work my sexy little butt off, I won't be able to eat crablegs when ever I want... or call hard working people, "the help", and have 4 other mere mortals give each of my extremities a full rubdown...
