It's on a single system in the county, but in the city they have 2 different systems they have to check (it will be different where you live) and if you want they will let you dig through the paper files to go back even more.I know this is time consuming, but at the same time it can save you money in the long run knowing what was done and when.

In my area, even being an agent, I still have to pay the tenant's agent fees - on a $1k SFR, that might be $300-ish, plus my broker wants $100-ish for pushing the paper.

Your target tenant will probably have kids, lots of stuff to store in the garage and such, too.Personally, I like neighborhoods that skew with older demographics; people I can buy from with paper or from their children or even their heirs.
