I always recommend people to not buy cool properties but buy properties that make money until you get to the point that you are wealthy then you can buy cool properties.

Many people just ask the rates because that is the probably the only factor they know, so it's important educate them how several factors can also influence the rates.

While I don't have any horror stories, per se, I have heard of people having a tenant for a year then causing $20k in damages upon move out, while skipping town to not be found again (this was a CA buyer buying from a turnkey operator in AL).

Many people have reported them to the state and nothing happens.

@Cameron Porter +95% of the land bank inventory is already picked over by the time it hits the public.The only people we know that have bought ALL went over budget and only the increasing market covered what would have been losses.So, proceed VERY carefully!

He is not my husband, brother or cousin - just a colleague I know who can coach people towards making good investments in Philly. 

I’ve seen folks pick up land in similar setups.. sure, maybe not always in Wyoming, but in pockets around San Antonio where people said, ‘Oh, that’s just dry scrubland,’ adn now those owners are sitting pretty with properties they can eventually develop or flip.

But, the people looking in our neighborhood (about 1.3 mi from our house) are all older.  

My question is, would this be something people are willing to rent?
