JD, don’t disagree on some of the points you’re making above on responsive Web versus mobile app development, but it all comes down to level of engagement and what you’re looking to do with a site or service.

Another possibility I looked into is simply leave the current SFH as is since we have long term tenant, but build ADUs on the lot.

This includes all structural drawings, exterior drawings, framing plan, mechanical plans, plumbing plans, electrical plans, gas line plans, roof layout plan.I tried to work with a couple of firms and the pricing for all these came all over the places.I also came across a company called flip16.com (September Development, LLC)  who said they can do all of the civil engineering and architectural drawings work at a fraction of the price compared to those civil engineering and architectural firms.

That's your job. you should be inspecting the rental at least once a year and looking for things like this that could cause problems.I'm curious why your caulking is completely gone if this is "newer" construction.

I work in tech and she just started a new job here for the state. 

Yea the area doesn't look like it will appreciate much, I mainly look for cash flow.  

This is really going to depend on the state you are looking to do business in.

I'm interested in flipping, and short-term rentals at the moment to build good cash flow, then pivot into more of a buy-and-hold/appreciation play 10-15 years from now.

We completely gutted and finished the basement including adding a kitchenette and 3/4 bath, moved out and are now renting both apartments.
