If looking to scale flips and create systems around it to minimize your time and involvement, I'd highly recommend putting a team in place that can handle the day to day operations. 

Just so that I understand - The Operating Agreement does list who owns the LLC (at least this is my case).

After all if you get the deal done, you are creating more opportunity for everyone involved!

And you are not using the correct terms which is understandable but makes it hard for us to respond.

As mentioned above, they do have systems and reporting programs that make the report easier for you to understand.

Understand your market - would make it easier to do comps - recent sales, rents, etc.

To Mike's point, it can also harm your ability to move on with a new partner who probably will not be thrilled to learn that you're still financially involved with your ex... 

Being in SoCal I see you already understand the need to buy a rental out of state.

Their argument, if I understand it correctly, is that I have two buildings on the property.

I can understand the temptation of wanting more rent from your multifamily home however I would add this to your train of thought:What would happen if your tenant in your illegal basement unit burned down the house which caused another tenant to get hurt or even die?
