@Cody L.I agree with the sentiment personally but I have made some serious funds(to me anyway) with clients where this functionality was needed because of some stodgy entity involved (bank, govt office etc) whose policy would only allow them to receive or send information in person, by snail mail, or by fax.  

Not really sure how much is involved with replacement as some items have seen say there may be asbestos in the duct work.   

In my previous role, I encountered numerous instances of real estate fraud, which opened my eyes to the importance of legitimacy and trust in this industry.After months of studying the markets and educating ourselves on the BRRRR method, we are thrilled to have potentially found our first deal, along with other promising prospects.

So, I am back where I started and have a W2 again (in my own biz) and we have a small team managing the rentals, I only get involved with buying and with bigger construction issues. 

Since the value of the property should remain static at best and might actually decrease over the time involved and the highest bid amount probably would not increase, any overage going to the OP will decrease. 

But, creating these unique properties is what she loves to do, and she has a natural eye for design.

Hey Albert - congrats for educating yourself and getting out there to do the legwork involved with finding a good deal.

You can do a lease option agreement or a first right of refusal agreement.Definitely would need to get an attorney involved for the specifics

I’ll keep my eyes open for some deals...or try to create some!
