Square footage is incorrect and no way is that pulling $1200 a unit for 2BR/1BA units in that area.

People who say houses cannot be scaled or that there is no economy of scale in owning large quantity of houses are just incorrect.

We tried to save a couple things to buffer the budget a bit even though we had room to replace (HWT was only a couple years old, panel was updated incorrectly and we didn't initially plan to replace, etc).

You muddy the waters by attempting it yourself and take the liability of incorrectly sizing the support member and/or correctly transferring the load to the current/new foundation. 

The city does have its rough patches, but to offer such an absolute statement and insinuating the entirety of the city is a "warzone" is just incorrect.

Done incorrectly and you are looking at losses and lawsuits.
