I think anyone is hesitant to give a good contractor away to people for fear of them becoming too busy for them :)  But I'd also rather not give out this until I know how it turns out.  

Lesson number 1:  Don't be so hesitant and waiting on others to validate my decision while others are making the move.

For a first deal I would be hesitant to start with a $200K+ renovation.
