@Jacob Murphy and everyone :) here are a few pics from the project i was talking about i was finishing up we had alot of stuff go on these few months with family and employees.

You ccan search online what the average price is for a repair - IE- thermocouple for water heater. etcI think Cozy is a good website for basic PM stuff.  

My wife and are in the moment considering what you and your wife did. we built 3 years ago, and a house like mine just sold for 190k which we purchased for 150k. and since we lived in it for over 2 years im looking into the capital gains rule, super exciting stuff to learn.which i have way more upgrades plus the corner lot with an awesome back yard.

But again make sure the number is right, good neighbor, comp around the area and all those stuff.  

I'm basically brand new to real estate and I don't understand why people fall for stuff like this.

(Like they were going to win a contest for how many people they can stuff in a car).

Looking around for real estate in central Maryland I'm finding some weird stuff of people posting about duplex's for sale but seemingly only focusing on one side of the property and never implying or mentioning the second side.

I aim for my equity to make a penny per dollar per month, and my portfolio comes pretty close to that (as we got better at this our later house buys were more profitable than the first stuff).

When I go to Lowes I know everyone there and they know me, the in-store commercial guys will call me when there is clearance/closeout stuff they think I might like, and due to my volume purchases I have a good relationship with the regional sales rep who stops by my office for periodic visits and is a great go-to when I'm not getting the answers I want at the store.
