For my landlords out there- what are some of your tenant horror stories and what did you learn from them so you could put safe guards into place to avoid the same disaster with further tenants?

I got an estimate for installing a french drain and water guard with a sump pump.

None of these methods are foolproof, but if you go this route you are aiming to make it more trouble than it's worth.Eyes on the unit: hire security to patrol the house; put up monitored cameras; put up cameras with motion-detection alerting; ask the neighbors to watch; station a guard dog at the unit (not recommended). 

I don't do partnership flips at all any more but I was great way to start and make sure that if someone trusted me I safe guarded their money. 

Lots of military folks live nearby.You in the Air guard or AF?  

When you go to your Local REIA meeting, be on guard as there will be plenty of people who are only interested in getting rich as fast as they can and will take you for a ride for what ever they can get out of you.

I just saw some nice 20 year warranty nylon carpet at lowes WITH 8lbs water proof stain guard pad for 4.25 a square ft, 35 for measuring, and 50 for install stairs included.Sounds like a great buy...

I have seen people get caught off guard with these before when the rates change.But what you may not know is that your HELOC will mature into something entirely different after 10 years of when it was opened. 

I did try a convention but found it less networking friendly than more intimate gatherings where people are less guarded.
