So I've poked around real estate investing, and I understand there are support services that might be useful for the real estate industry such as clean up services when old tenants move out.

I had the floors replaced at one of my rentals. 

.- $25/hr for extreme maintenance circumstances (ie hurricane clean up)Thats it... neat, simple, easy to understand, AND transparent.

I'm familiar with the house & the area and am pretty sure its clean & just needs to be updated (wallpaper/carpet/new cab doors/etc)...not a lot of expense needed. 

I know this is market rent because I already lease others at this in this community of this exact floor plan.     

If you do a scope most of the time you end up doing an auger cleaning to remove tree roots or some sort of build up. 

My father is a GC & I would do all of the paperwork, deals, & cleaning.

I've heard of mentees who started cleaning up construction areas on a flip at the end of each work day or picking up supplies at Home Depot and delivering them to the job site.

If you show it during the week and the applicant is a home run (good credit, good income, clean background, strong job history, landlord references, etc.) then you can approve that applicant and tell the weekend people that it has already been rented. 

Dont let them keep the horse in the house , it will ruin the floors .
