A recession is always a possibility, but both approaches entail risk.

Now, if you sign a contract with the seller that states that your sole intention is to assign it to someone else, and that is the entirety of your obligation, then tough luck for the seller - but that is not what most wholesaling entails, because most sellers won't agree to something like that. 

Putting up a good team entails more than just discovering talented individuals.

I was thinking of a plan, if we can "buy right", that would entail pumping out the water, digging an exterior perimeter drain and installing a sump.

While I am super eager to get my hands on something, I am looking for someone who is already successfully flipping homes in Colorado (Denver, Littleton, Castle Rock, Parker etc), and hoping to do some sort of mentorship so I can learn better what is entailed.

Also the "buyer  may extend closing date as necessary to complete all paperwork" is vague, self conflicting, undefinable crap and I would assert there is no "paper work" to complete.  

I consider myself lucky and assertive enough to have gotten them.
