If your switching this person's stay to month to month, they are now a tenant with different rules and you are at a severe disadvantage.

It has the other same disadvantages and therefore I believe there are better options than building a ground up ADU.Our BRRRR track record indicates we can achieve better return via BRRRR (similarly not passive).

One of our companies is an S-corp and the other is an LLC, both have advantages and disadvantages and the CPA was much more useful than the attorney was that helped us set them up.
