She then told me there was a 3 question form I needed to complete online and I would then be scheduled for an "interview" with a Program Director.I had my interview and said I was interested in Investing the Program Director immediately started questioning me about real estate and wasn't I interested in that also.

I have a contact that used to be the property manager for the complex I live in and she is the executive director of the Oklahoma apartment association.

The details of most of the niches elude me, however, I know they exist and how to find the answers now.I have been a marketing director and consultant for 10+ years in the hydroponics, organic farming, permaculture & sustainable industries.  

@Jay Dean Any special assessment from the HOA wouldn't be a surprise, because I'm the most active member of the HOA Board of Directors :-) While the Great Recession caused a lot of havoc in the HOA, one of the bright spots was acquisition by the HOA of four 2- and 3-BR townhouses that had fallen into foreclosure. 

Check out the town's zoning regulations and talk to the Director of P&Z to see if it's possible.
