Turnover is always an opportunity to improve, but the goal should be better tenants and/or higher rents. 

In fact, they  tell me that it is an unrealistic goal.

The goal is to move into adding the financial side of Development to do my own projects since I am already accustomed to a lot of the other tasks necessary.  

But i wanted to wholesale in a manner that would benefit my long term goal.
