You just missed the Black Diamond meeting in Waltham Tuesday which is a great one to go to (2nd meeting in Worcester too).

Funny, I was just having this conversation with my Black Diamond partners, as we are planning on presenting on exactly this topic in October, regarding this and other "apologies". 

It's all a funnel and if you are going to spend time analyzing deals, why not do live deals (maybe you stumble across a diamond!)?

Fear of the unknown can sometimes be a diamond in the rough with the right team in place.

There may be some diamonds in the rough, but the numbers just never seem to work out for me in our area. 

In strong markets, there is always a 'diamond in the rough' that everyone else is ignoring.
