Believe me, I know about the online gurus, I've been trying to avoid what they market wholesaling to be, that's actually why I came to ask on BP to begin with was to get realistic perspectives, even though it is a grind, I think it is a grind I am willing to make.

We also looked into Ron LeGrand's course for creative finance, the price was nice however, it seemed a little outdated (now we may be wrong).In an ideal situation, we would like to spend $5k or less on the course, online, with the chat-bots or a call-in line for questions with an extended expiration date to ensure my business partners and I have enough time to thoroughly study and take the course and also have the opportunity to re-visit if we have more questions later on. 

If your city has these laws, I would find a way to check each month to see that your tenant is paying those utilities - checking the account online? 

Looking online, responses say it adjusts every 6 weeks or so. it has never reduced so far.

I occasionally enjoy co-hosting (splitting costs) for client events with a lending partner but that is pretty rare as most lenders just want to hold "first time home buyer" classes/events or co-brand online ads for home buyers.  

Not finding much online but it seems this is a growing niche market nationwide.
