For landlords Cozy seems to have more features like property listing and background checks. 

I have already gone through the credit, income, and background check process.

The nice thing about Cozy is the credit/background check is really easy and the tenant pays for it with their own credit card.

Happy to give more background, but suffice it to say we got off to a bad start and it's been downhill ever since.   

You will still be able to dictate who you rent to based on credit score, criminal background, landlord references, work history etc..

I have a landscape background so we wouldnt have an issue adjusting the grade to the house and tiering the back yard, adding drain tile etc if we decide to move forward.
