I have access to JD Power's NADA for manufactured housing, and brand new homes off the assembly line drop in value very quickly in the first few years. 

Also, I have been to my first county auction to begin assembling my local cash buyer list, and have joined the local REIA.

The brokers and investors with decades of experience and hundreds of millions to billions in closed transaction volume have the knowledge and experience to know what is reality versus theory.Before assembling all these people for a team make sure what you want to do is practical and an actual fit for your goals. 

We have spent $10K on a 3 bed 1 bath to furnish (including furniturr assembly and photo shoot) .

As a new investor, you should assemble a team of experts to help you, such as CPA, Attorney, Realtor, General Contractor, HVAC, Plumber, etc.I can't tell you how many times I seen people "do it yourself" and screw themselves royally. 

The full service property managers in Killington want up to 35% so I had no choice but to assemble my own team.  

I'd love to get to 26 (working on #6 now.)So... any lessons or advice you'd share from assembling your portfolio?
