If you already have their signed acknowledgement of receipt of lead paint disclosures and receipt of pamphlet and no new knowledge exists of lead paint hazards, then unless your state  or locality requires it, there should be no need for a new disclosure for the same tenant.

Last thing for you to consider, as a licensed agent there are certain disclosures you are supposed to provide to the seller to establish and acknowledge that seller is aware you are a licensed agent and understands that for the purposes of that transaction you are NOT working on their behalf nor do you have any fiduciary responsibility to them.

Be sure to get everything in writing with their signature acknowledging the termination date and the locks to be changed to bar them from access.

Had death of an elderly single tenant back in early Dec 2021, luckily I was able to locate the estrange daughter/family member in California to sign off on a Death Acknowledgement and Disposal of Property letter electronically (which is required).

They book at full price anyway and then nit pick away at every little thing they can find to complain about the cleanliness, condition, etc.. about your place, in hopes of getting a big discount back either from you OR form complaint to the OTA.The first thing I do is acknowledge their issue and then let them know I will send someone over to take care of it.

I would note that you correctly delineate the "residents" from the "weekenders" which you acknowledge were in fact BOTH property owners as well as STR renters.

This sounds like a scam, if you haven’t heard about the incident until now, I wouldn’t acknowledge the complaint.
