AS I have always said with regard to sub too the best deals are the distressed asset purchase hands down.. the risks for seller remain . up side for buyer is simply leverage and low interest rate.. so unless there is some appreciation not sure why folks would want to take on a JOB  with a no equity minimum cash flow property.

My other thought was the accelerated depreciation implied DDB that came to mind and recapturing it at the sale and the capitalization of improvements as the definition does not soley rely on increasing the value, cleaning the trash out of any REO does that, it doesn't make the work a capital improvemnent, we need to consider too the expected life as well.
