@Danny Del Pino I feel most resourceful calculators/software do come at a cost, but a lot of platforms do offer a free trial.

I haven't found a software package yet that...- clears the road of snow leading up to your cabin- removes a 50 year old tree that fell in your driveway last night and the guests can't depart.- removes a snake from under the sofa- comes to remove the trash when it's piling up- helps guests find your cabin when it is 1am and they are completely lostYou are going to need to have the proverbial "boots on the ground" at your STR, unless you live nearby.  

There are some things you can automate with their software but I just do it all at once.

Is this in an accounting software or in a spreadsheet?

Any softwares used to keep up with commissions splits / accounting? 

The ways to help mitigate that is to use automation software which helps drastically reduce the time involved with an STR, setup a good team (cleaner, handyman, plumber, electrician, appliance, hvac person), and have an exit strategy if short-term regulation does come to that area.

I should have used PM software to bill the tenants for rent and utilities like I do for my other tenants.2) I didn't run the numbers as a pure rental.
