Most of what I've read seems to suggest that people either hold these properties themselves or under a pass-through single-member LLC structure (disregarded for tax purposes).

This way the properties are owned by each of your LLCs (imo preferable to ownership in your personal name) and you each can disregard the LLC on your individual tax returns, so no partnership and or corporate tax filings.2.

But with disregarded entities especially there is never a problem because as David says, the taxpayer actually remains the same.
