Get them to a lender and see where they stand, not all poor credit matters are alike, a loan officer may not really know, it will be an underwriting decision, if the loan officer has lending authority they may make a decision.

I used to say "nope" but then I read the book The Contrarian Playbook and the author is a huge proponent of getting your license because he makes good cash on the acquisition of the deals.
