Also, I wouldn't want to manage the property all by myself, but a small property wouldn't warrant property management.

@John Underwood I think those are all huge benefits plus it’s a bit easier on financing with 2nd home loans since we don’t have to worry about warrantable guidelines.

This is from experience and feedback from actual underwriters even in situations  where your lifestyle has changed such that you need to or want to purchase a new primary residence.The applications under 6 months from primary residence to another primary residence are usually contested heavily but in situations that warrant an “exception,” the borrower has been able to get another primary done after 3 months. 

Also as  a business person  money is king and it seems almost warranted they’d be trying to make extra money selling a mentorship. 

The biggest reason for bringing this up about banks is the term "Non-Warrantable".
