That is like taking a 5 pound weight and you are swimming and barely get above water for air and another weight that is heavier than before is added onto your neck until you go under.  

Property finding is all about working the phones and pounding the pavement and just working really hard.  

I find there are a lot of real estate investors pounding the pavement now which makes the deals slim pickings...Georgia

I told them the same thing every time - prove it, and I'll pay, otherwise pound sand.

I had a good relationship with her, which is why I was surprised at her response to essentially "pound sand" as for as returning the overpayment.

I know this thread is a little stale now... but I thought I'd add my $.02 in the unlikely event you hadn't made a decision yet.Everyone has already touched on the differences and perceived safety between the two...Don't be penny wise and pound foolish...

Pound the pavement and get in with a go RE firm.The high prices in your areas also equal bigger commissions.

I read a story on BP about someone buying a house in the winter only to discover that there was a (very much unwanted) pool in the backyard!
