I'm biased to that but know others that have different philosophies (like short term) and do really well. it really all comes down to where you are most comfortable and what you'd like to invest your time into.

My personal philosophy was that I fully intended to be in a higher tax bracket when withdrawal age arrived (and who knows what the IRS tax rates will be in the future), so paying the taxes now and investing that money for a better return, plus tax break help, was a smart strategy for us.

We left her rent the same for the first 3 years we owned the place, but finally raised it 4% last year (which means her rent is still less than that of a 2 bedroom).On another property of all 2 bedrooms, we inherited tenants that were also well below market rent, and now that their leases are ending, we are raising rents a little, but still keeping them lower than market rent.Our philosophy is this: offer a good unit at a good price, and then keep the rent at or below what the tenant could find elsewhere if they moved out.

My philosophy is simple: I'd rather have a unit vacant and not be getting any income for it, than just throwing anybody in there who comes along with some cash in their hand, then still not getting any income from them while I'm having to evict them because they weren't a quality tenant to begin with, and having them tear up the house during the process too boot!
