A 40% rental increase leaves a lot of room for rehab (and profit).If the property value has changed, estimate taxes based on potential reassessment on sale.Your insurance agent can likely provide you a quote to better nail down the insurance expense.Add landscaping and pest control, if applicable.As Sara mentioned, 2% reserves is too low.

When it comes to units that you own, every bathtub, stair step, hand rail, linoleum floor, rusty nail, splinted fence, exposed tree root,  fireplace and electrical outlet is a potential exposure.
