You could tell her to give 30 days' notice and pay the penalty to break the lease (assuming it is not domestic violence as there are local laws around leases in that instance), but that he has to be on board as they both have to be out.

So I’ve read I have to start an LLC in Pa because it’s where I reside, but I could create an LLC in a state, let’s use Wyoming for instance, that would be the owning entity of the LLC that I would create/own in PA to protect my privacy and my personal assets in case of a law suit.

I personally develop quite a bit in a neighborhood where the zonign laws are already quite prohibitive and to make matters worse, the community as a whole fights all housing from being built in the spirit of stopping gentrification.
