Newer (last 50 years) construction calls for large single unit homes - not apartments or duplexes which are plentiful in other older high density cities.Yes, multi family properties do exist in the Phoenix metro but in comparison to other cities it's a small fraction of the total inventory.

The idea is that the marketing list is the biggest list, followed by the lead list which would be a fraction of the size of the marketing list, followed by the prospects list which would be a fraction of the size of the leads list, etc.My database for my motivated seller funnel will have 5 lists.1.

-U&O are waaaay more lax than the suburbs-Low TaxesPhilly Cons-COMPETITION (like any metropolitian area)-Sloth bureaucracy (permit pulling, plan approval)-4.28% Transfer taxSuburbs Pros-School systems that sell homes, not blocks-Safety of your equipment/materials not getting stolen-less competition (unless you are by a university or the #1 school district)-Permits/inspections are handled on micro level, usually takes a fraction of the time as it does in Philly.
