Flush!

I hate to lose those inches in floor space, but you might consider just filling it in and making the wall flush, if you can't cut away the bottom part.And then, I think you should consider paying someone to stage the house for you.  

One of the people living there told me they filled up a 5 gallon bucket of water at the neighbor’s house every day so they could flush the toilet at the end of the day…pretty disgusting was right.  

When I went there to do maintenance like AC filter change, condensate pump cleaning, hot water T&P valve flush etc...the last two months, her mom was there. 

I'd love to be able to jump in with an affordable and quality place to live in a market always flush with potential tenants.

For example, I got two estimates for replacing a broken toilet flush handle - one from a plumbing company and the other from a handyman our company uses.

Also smokers may flush their butts down the toilet which is bad for the sewer system; it can clog things up. 

When flush with cash it can be to temping to buy in on deals or start in the middle when one needed to begin a few steps back. 

Oh and don't forget the 3-fingered gloves.Serious answer though: the hand tools missing from your list are: cats paw nail pullers (framing nail and finish nail sizes), flat bars (big and small, I like to sharpen mine up), nail set, speed square, pliers, chisels, level, flush cut saw, and wrenches (crescent wrenches/adjustable wrench and socket set). 

Disclaimer I was young, dumb, and was flush with recent college graduate money.I would create a separate a pet addendum to your lease.
