Aaron Yates, that's expensive money but I'm not surprised that costs add up on a relatively small loan to the point that they constitute a large percentage of the overall loan amount.I know a local hard money lender.

Also, as Mike mentioned, having $5000 in damage beyond the security deposit is very rare and would constitute police action at that point.

I also agree you should speak to the local housing office and determine what your rights are...ie what constitutes habitability in your area.
