What is the best software out that compiles pre foreclosures, foreclosures, tax delinquent, bankruptcy, REO's ect.??

I have been in the real estate game for a number of years and never compiled a system for collecting potential buyers and a way to send them out emails at the appropriate time.  

I'm compiling a list of 5 or 6 candidates. 2.

The realtor had responded that the owners are compiling some questions, etc for her - as they are not familiar with owner financed properties.

There are probably other ways to get a list but you'll probably spend a ton of time compiling it, if you buy a list it is put together in minutes and downloaded instantly.
