Nice work @Raji Ahmed and @George FosterBefore I got in to real estate investing I spoke with an investor who had been doing it for years and his saying about real estate has always stuck with me:  it's like eating potato chips - as soon as you have one, you can't stop! 

Owning rentals in a nice area like Berkley is kind of like owning a blue-chip stock.

Alot of contractors up here use their insurance as a leverage chip, "my insurance costs are so high etc".

There are a couple "blue chip" companies located in my city that I am going to be applying to as well.

If you find that a lot of these things haven't been updated in a long time from the inspection, you can use that as another bargaining chip to get the seller to reduce the amount since you're going to need to update them at some point in time.

Search BP for that, as well as cashflow vs appreciation, or my name and you'll get plenty of discussions on how lots of money is made in blue chip, aka hard to cashflow locations like NYC and SF.

With the amount of money that goes into Real Estate it still blows my mind that people have a "let the chips fall where they may" attitude. 

We are okay with spending some money on this project, but would like to keep it under control.And for your humor, you should know that we found four if not five sheets of chip wood/mdf screwed to the ceiling in our basement!
