Our group sees a lot of investors targeting MA for for investment opportunities due to location and high rental demands. 

For example, for each buyer client you have, call homeowners in their target areas and let them know you have qualified buyers searching in the area.

Networking and making connections can be achieved by attending local meetings and joining Facebook groups.

In 2024 I target to flip 7 to 10 homes and make at least 400K to 500k profit I already got 1 home in progress with 100k expected profit... 

In the end; they would have had to dig-down the basement in order to achieve the necessary height, and then ended up just deciding to vacate the basement and convert it to "Heat and Storage" and ended up loosing all of their rentable potential from the basement level...Most of our clients see it as too much of a risk to try to keep the existing basement floor when it is around 6'-11" - 7'-1" rough.

@Andrew LaxRight now we are targeting splits of GP/LP splits 30/70 or 20/80 (LP getting greater upside)

They will definitely help cut your learning curve dramatically and help point you in the right direction as far as which neighborhoods to target and which ones to stay away from.  

We are caught in that vicious cycle of having to make more money in order to live better, and the utter lack of work-life balance is killing the very quality of life we are trying to achieve by working harder for it.Europe is a stark contrast, but you see a difference within the US.

All businesses are relationship based where you position yourself as a problem solver for your target client's problems.
