Does anyone have recommendations for a simple, easy to use program for tracking the incoming rent/outgoing expenses for several properties? Has anyone had experience using Quickbooks for this?

Is there any software that makes it nice and pretty rather than just an excel sheet?

I have three units that I need to split the water/sewer bill for. What is the best system for issuing RUBS to the tenants? The cost to submeter doesn't make sense as the best option.

Make sure you consider all the extra expenses that str properties have:third party software, supplies, county taxes and business licenses, utilities, internet, etc.and run the numbers to estimate what your cash flow will be in the high season and low season.  

My preference is to use property management software that has a rent collection feature.
