For $75 a month I would ask them to provide you interior and exterior pictures of the property from each visit - and they better be visiting 3x per month if not once per week.

In fact the 92024 zip code boasts of some of the most expensive properties in all of San Diego County.We are installing a 1x1 foot footing with an 18 inch rebar reinforced and concrete cell filled block and mortar stem wall  around the entire perimeter of the footprint in order to support the new interior drywall, exterior Hardy Board Cemetitous siding and a 12/12 pitched metal roof.I'd say that's a pretty safe bet considering we're going to have to spend close to 75k (our cost as contractors) to strip it down to the bones and rebuild it from the mainframe up to and including the roof.

They are a very nice couple, we had several meetings, I'd put together a lawyer reviewed JV document and the, reno plan for the upstairs suite of 15k to redo the kitchen, add flooring in 3 bedrooms, and paint the interior.

You say you have to be aggressive, to be able to obtain this property.I'd take it with or without tenants, but would want to view interior, you could be a contractor looking at the windows or flooring..something where you can get in take a quick look at interior and have a idea of condition.

Some people have privately messaged me to ask for the name of the PM company, I have no problem sharing this info.  2016 is my first year to try real estate investment; I'm proud of what I've accomplished so far - bought 6 rentals, 4 of them with complete interior rehabs, 2 filled with great rent to own tenants, and most importantly, gained tons of knowledge and experience.

Here is what we are estimating right now, so we would appreciate any feedback if anything is missing, not estimated high enough or much too high.Exterior- Roof, siding, lawn, driveway, etc. all in good conditionInterior- Demo $500 (removing carpets, flooring, etc.)Drywall Repair $1000 (various holes in walls and ceiling up to 1-2' across)Plumbing $300 (two new toilets, fixtures)Front Door Replace $300Electrical $300 (electrical box has a circuit breakers hanging loose)Interior Paint $2500Cabinets/Countertops $3000Carpet/Flooring $4500Kitchen Appliances $3000 (buying refrigerator, stove, microwave, dishwasher used)Totalling roughly $15500 and this includes labor cost.
