the title will be transferred to a land trust" is called deception (an attempt to hide the transfer)You should never do anything in real estate that you have to hide, it always comes back and bites you, maybe not in 2024 but at some point in he near future, that fact will play a role in trying to keep the property.

U play hell collecting their portion . depending on area.. its not so easy to get them kicked out of the program for not paying section 8 wont do a thing about that.. for some I get it if you have a stable of D and low C class props those are were section 8 generally is because they pay more and nicer props you simply dont need section 8 its only d class that you absolutly need it.

It seems that when listening to Bigger Pockets podcasts, I hear the same logic, both from the hosts and the guests (mostly), that as a midsize (5-20) multi unit investor, Cash flow plays a secondary role to appreciation.
