If the tenants pay heat and electric then heat and electric for the building itself is often negligible - many common areas have little or no heating, and common area electric is usually minimal, especially if you use efficient light bulbs, timers and/or motion sensors, etc.In the "rule of thumb" category, for quick analyses I add another 5% to my rule-of-thumb operating expenses each if the landlord pays for heat or electric (so if landlord pays for both that's another 10%).
