Good luck Pavel - you already know this, but CA is getting hyper-sensitive about STR/Airbnb type rentals.

Most legit HMLs are sensitive to the scamming and may ask something nominal - a few hundred to begin processing.

I doubt 5 former landlords would give a recommendation of them, or respond.Third red flag: They have had other non-real estate cases filed against them and eventually dismissed.Fourth red flag: They have had a number of restraining orders filed against various people throughout the years.Based on the rest of their unverified answers to the pre-screen form, they would meet the rental requirements but clearly would be a problem based on their long list of court cases.

Sometimes the hardest part of closing on a deal (especially when it's time sensitive) is the banks, trying to close on a mortgage.

My notice mentioned restraining any pets, so no one gets hurt.  

That could cost your client an earnest money deposit, as well as all tax advantages from doing the  time-sensitive 1031 exchange.

I've spent decades educating folks to be more critical of disclosing personal / sensitive information, so it would be a little hypocritical - or, in the case of a person's SIN, illegal - to insist otherwise ;-)I would have been a tenant candidate who would not have disclosed his SIN. 

Students are price sensitive and want fast free Wi-Fi.

If you have a washer that sensitive get rid of the washer or change your setup.

Any market will do.I understand if this is too sensitive to share but I think it would be helpful to show a real life example.
