We had to rip off ALL the window trim and replace it with wood molding so that we didn't have to repaint the ENTIRE house a lighter color!

Safe bet is to get an idea of the typical lease term that you see with properties like this (1-year, 2-year, 3- year, etc) and then assume you're going to need time between tenants to make repairs (there's always damage), repaint, rehab, clean, & re-rent.

It only needed touch up but the prior paint was flat and it was advised that I repaint with semigloss to avoid similar wall paint cleaning issues in future.

When I arrived home, the job was done did that but she came in after it was done and decided to have the inside of the house repainted as well.
