Just wanted to refresh this thread - I have heard some lenders are increasing their minimum loan size and treating each property as its own entity - therefore houses in cheaper areas are more challenging to get a quote at all bc it is not worth their time. 

I used to work in the trades and thought that getting into an industry with "professionals" would be refreshing, but most agents are terrible.

By making sure as many elements of the rental are repaired, replaced, or refreshed as you can.

Also I hate those little mini drops, to me an agent just does those to refresh on people's hot sheets and they are super annoying.

For a landlord who uses a PM their costs for vacancy/turnover are HIGH because they are paying the PM plus losing rent and also paying to refresh the unit as well.

Its likely They are gonna go anyway as they are looking to dishonor the agreement.Send a certified letter allowing them get out of the leade with a 2.month lease break fee...one month is not enough.You will need to refresh the place then market it, so a 2 month fee should be fair compensation for the trouble.do not give back ANY  security deposit money until you have an empty unit and sre able to assess damages.
